We have found that many times a comprehensive maintenance plan or repair is advisable to a full recoating, and as such, have saved clients thousands of dollars by making those decisions.
Preventative Asphalt Maintenance is a solution used to prevent further deterioration parking lots and any asphalt coated surface. As soon as a pavement first shows signs of wear and tear such as raveling, transverse cracks, longitudinal cracks, or minor block cracking, it is in need of preventative maintenance. Parking lot and Asphalt maintenance includes corrective measures such as crack sealing, sealcoating, and asphalt patching/repair. Effective preventative maintenance is an ongoing process that needs regular monitoring to ensure that rehabilitation strategies are producing predicted results.
Patching is a common asphalt repair on areas of pavement with potholes. Potholes occur when water seeps into pavement through unsealed or improperly sealed cracks. When the water freezes, it expands and enlarges the crack. When the ice under the pavement melts, a void is left. Surrounding pavement falls into the void and forms a pothole.
In more severe cases of asphalt failure, a long-term and cost-effective solution is to resurface the asphalt pavement (also referred to as overlay). If you notice grade depressions (standing water on the pavement) and/or large sections of alligatored areas (interconnecting cracks forming a series of blocks resembling an alligator’s skin), it is a good idea to have your pavement resurfaced.
